Hi my name is Joshua francis and I am a realtor here in walnut creek california and I want
to share with you 5 things you need to know before listing your home. The first thing
we need to do is make sure you are financially prepared to buy your next home. The way we
do that is by making sure you are pre-approved for the amount you want to spend on your next
purchase. We also sit down with a lender to make sure you don't have any tax issues we
need to understand before we sell your home. We need to make sure we are finically set
before making this first step. The last thing we want to do is sell your home when you are
not able to purchase another one.
The second thing you need to know and understand before listing your home is that the way that
your house looks really matters. It matters in two ways, one curb appeal and two the interior
of the home which is also called staging. Curb appeal is important because when they
drive up we want them to feel its inviting them inside. So you might need to cut your
grass or trim some bushes, maybe plant a few flowers, and in the worst case you might need
to do some painting or touchups. When it comes to the interior of the house, you need to
do it in such a way that it's inviting people. For example i had a vacant home on the market,
it was on the market for some time. We had no bites no nothing. So we took the home off
the market for about a day and a half and had it staged. We put the home right back
on the market and within three days we had three offers and the home sold for 15,000
dollars over our asking price. So in my belief, staging truly matters. And that's why it's
so important that I include a free consultation with a professional stager at my expense to
look at your home to make sure it is ready to be listed.
The third thing that is vitally important to selling a home is to make sure that it
is priced properly. We have seen the rebound of the recession some home prices go up about
45%. So they have considerably risen in a short amount of time. So people are getting
a little greedy and pricing their homes for more than they are worth. So when that happens
that house stays stagnant on the market. In the real estate industry after 14 days on
the market we find it very very rare to get the full asking price. So that first fourteen
days we want to make sure we are sound in our pricing strategy and often times if we
are sound we will have multiple bidders that might drive the price up or even just make
the transaction go more smoothly because of contingencies.
The fourth thing that you need to know before selling your home is that marketing is extremely
important. There are many different strategies to marketing a home but a few that I have
really come to like and put a lot of effort into. The first is to make sure the home is
seen on as many websites as possible. So we syndicate out the listing out to as many homes
as possible. The second thing we do is we want to make sure the home looks its best.
I've talked about staging but this takes it to the next level. We have a professionsal
photographer come in and take video and still shots of the home to use for all our marketing
pieces. The third thing this its really important that other realtors see your home. So we make
sure your home is listed on the mls. We make sure it is seen as many times as possible
throughout the day to enable to your home to be sold as quick as possible for the most
amount of money.
The fifth and last thing you need to know before listing your home is the importance
of picking of the right realtor. Realtor makes a really big difference. One thing you want
to stay away from is any discount realtor. Someone who will pop a sign on the front of
the house and walk away. You want someone what in the industry is called a full time
full service realtor. This realtor will be able to help you through the myriad of challenges
that from selling your home. As we talked about the lender, he will help you with the
lending side, help you with staging, help you with proper pricing strategy that, and
