NARRATOR: David and James
are desperate for a new place to call home.
We're looking for that grand living space.
That's where the Property Brothers come in.
Realtor Drew Scott shows properties with promise...
DREW: This is an estate sale.
You could get a quick possession,
get the renovations going right away.
...while contractor Jonathan Scott
takes on the renovation.
Whew!
It's, like, 15,000, 20,000 bucks.
But I really like that.
I think it's worth it, though.
David cannot stop himself from spending.
Maybe a skylight could go there.
NARRATOR: They take tired and rundown to dream-home status.
Ohh.
NARRATOR: They are the Property Brothers.

I'm David, and this is James.
We met online five years ago.
We moved into our current home two years ago.
There was just so much room.
Yeah, the high ceilings, I think,
is what sold it, for me.
It had everything that we thought we wanted. [ Chuckles ]
We didn't spend that much time investigating the neighborhood.
A lot of construction started around here,
and there is a sewage treatment plant
just north of here.
There's just this overpowering stench that I was like,
"What in the world is that?"
We quickly realized, we didn't do our due diligence
and look around the neighborhood to see these different things.
It smells disgusting today.
Oh, it's really bad.
There's no grass here -- not even a foot --
so it's really important for me to have a yard.
If we do want to go outside, it's three stories up.
Yeah, it's a mountain climb up to the deck.
Grr. Is it ready to go?
Well, it's on.
Did you bring a knife to open the burgers?
Or cheese?
No.
It's not practical at all.
[ Chuckling ] Yeah.
Ugh.
What are we drinking?
Right now, I have about an hour drive to and from work.
and I think because James works at home,
it's a little bit easier for him.
I've been used to living
right down in the core of the city.
We're looking for that grand living space
so that we can have friends and family over.
We are looking for that master suite, all together,
tons of closet space, and, obviously, a big bathroom.
Lots of natural light, high ceilings.
I want something that's pretty close to being done.
I'm fine with a little work.
I think that we'll find something --
'cause I want the character.
You don't get character in newer homes, as often.
So our max budget for this, everything in, is $620,000.
I'm actually okay with a little bit of overage.
No. $620,000 is our max.
Well, they know what they want in a new house,
and somehow, compromise is not on that list.
This place will not disappoint them.
It's gonna meet all their needs, and more.
DAVID: Ah, I love this neighborhood.
DREW: Here you go.
Wow.
This is nice.
JAMES: This is amazing.
It's beautiful.
I love the floors and the trim and the crown molding.
Yeah.
Look at this. Fireplace.
This is our style, too.
I love it. Everything is done.
It's bright. It's shiny.
It even smells new.
DREW: There's still separation to the rooms,
JAMES: Yeah.
Well, you can still feel the light coming in.
Yeah. There's a lot of natural light.
Well, come on through here.
You can see, the dining room is open to the kitchen,
Oh, wow, yeah.
This is a great kitchen.
Oh, yeah, that's -- Oh, that's --
I love the countertops.
Really nice.
Mm-hmm.
Do you like the wainscoting?
DAVID: I do like that, yeah.
Overall, this whole place is nicely renovated,
including the main bathroom.
Check this out.
Wow. Oh, I love this tub.
JAMES: Oh, I love the tub.
Oh, look, you were talking about this -- a towel warmer.
Oh, yeah, a towel warmer.
I mean, look at this sink.
That is the kind of sink I need.
Still no room for me, though.
No, but it's great for me. It's great for me.
Don't worry about that. This isn't your bathroom.
What?!
This is a guest bathroom?
Yeah, come on in here. This is the master bedroom.
Wow.
Oh, this is nice.
Great size.
DREW: You have a walk-in closet
over this way...
This is awesome. Look at that.
...and on top of that,
you have a beautiful master bathroom.
Wow. Oh, look at the shower.
This is perfect.
I love that shower head, too.
Yeah, the shower head is great.
It even has heated floors.
If you weren't wearing your shoes,
you'd be nice and warm.
JAMES: Oh, nice.
Oh, that's a really nice feature.
And this is my little sink. You have yours out there.
I'm actually okay with that. I'll take the other bathroom.
My big splash sink -- I'm good with that.
There we go.
All the finishes are beautiful. They've used incredible quality.
So, why don't we actually head outside, see the yard,
and then we can talk about the numbers.
JAMES: Okay.
It's everything that we want.
Yeah. We wouldn't have to do anything.
It's perfect for us.
It really is --
I mean, inside and outside.
Look at this yard.
I can picture you entertaining here.
DAVID: Yeah.
But let's go down the wish list.
From having the warm, bright, and open space
to having a grand living room, dining room,
a large closet -- I mean, I can keep going on and on.
[ Laughter ]
DREW: Knowing that your budget is $800,000,
I am very sorry to tell you
that this place is a little over that.
The list price for this house is $899,000.
Okay.
A lot over. A lot over.
Yeah.
Hearing that price -- It's a little deflating.
Yeah, yeah. That was tough to hear.
Yeah.
It's move-in ready. It's a prime area in the city.
You're gonna pay for that.
The houses in this community that need a bunch of work
are in really rough shape,
so you'd have to be prepared to take on a full renovation.
How do you feel about that? [ Laughs ]
How do you feel about that?
You're ready?
Yeah, a fixer-upper just scares me.
Even that word -- I'm, like, "ugh."
Yeah, but I think that we're willing to take that chance.
I want to show you some houses that need some work
in this community and a few other communities
because there are really a lot of good pockets in this city,
JAMES: Okay.
All right, well, let's get to it.
James does not want to tackle a renovation,
but David's a little more open to buying a fixer-upper.
And I do know that location is a deal breaker for them.
James loves the city, and there are a lot of houses here with character.
Yeah, a lot of houses that need fixing up,
and that may be too much character.
Well, we'll soon find out.
This is it.
Right in the neighborhood you want to be in.
JAMES: Yeah, it's a great location.
DAVID: Yeah, it definitely is.
Come on in.
Wow.
[ Chuckling ] It's very original.
This is old.
It is. 1910, it was built, but it's a solid home.
It's a great -- a lot of character with the wood.
I love the wood, actually. I think it looks really cool.
I think the house had a lot of character.
I kind of appreciate that.
And the other way of saying that is, it felt old.
[ Laughs ]
JONATHAN: So, you're not into pink?
No, definitely not pink,
and definitely not pink and blue.
Oh, my gosh. Is that it?
This is not going to work for us.
What is this?
NARRATOR: David and James need to get out
of their smelly situation,
but a move-in ready home
is not in their budget.
Realtor Drew Scott is showing them
fixer-uppers with great potential,
but will they get on board with the brothers' vision?
It kind of feels like a dated frat house.
I really feel that this house has David written all over it,
with the character, but James, I'm not so sure.
It's a detached 2 1/2-story home with 4 bedrooms, 2 bathrooms,
and 1,900 square feet.
James is really going to have to get over his fear of renovation, though,
so he can see the potential in this home.
Here, this brick.
It looks pretty nasty right now,
but Jonathan can breathe fresh life into that.
I personally think that the artwork here --
They've got four stunning models that --
Mm, yes.
Very nice.
But if we brighten things up -- Think about removing
all of these walls here, how wide it would be.
It's so broken up, so it's hard to envision
what it would be if it were all opened up.
Well, come on through here into the dining room.
So, it feels like an old grandma home.
DREW: It actually was. This is an estate sale.
That's a good thing for us,
in the fact that, you can get a quick possession,
get the renovations going right away.
JAMES: It's not us.
Walk through into the kitchen.
Obviously, this area needs updating, as well.
JAMES: Wow.
Yeah. Definitely not our style.
Look at the floor. Wow.
Yeah, the floor and the countertop and the backsplash
matching the [laughs] countertop like that.
Honestly, I see,
we have a much bigger open kitchen,
maybe a peninsula opening into the other space.
You can serve into the dining-room area.
[ Sighs ]
I don't think there was anything good about that kitchen.
No, I didn't like the kitchen at all, no.
You can see out back, we have a decent-size yard
for this sort of neighborhood.
Yeah.
I don't know. I don't get the same feeling.
This house just doesn't feel --
I don't hear it, you know what I mean?
Like, you just have to have that feeling,
and I just don't feel it right now,
but I don't know, I don't --
I don't feel it.
I can understand why they're struggling with the place
because it's dated, and I know that.
Whoa.
[ Laughs ] Very dated.
But hopefully when we go upstairs,
it'll shed a little light on how much potential there is.
Are you talking figuratively or literally?
No, literally. It's brighter upstairs.
Oh, this is actually nice and open up here.
DREW: There is a fair bit of space.
Over here, I'm excited to show you what I think
would be a good option for a master bedroom.
Whoa.
I would suggest, actually, opening up this wall,
and then this whole half of the house
could be your master bedroom,
walk-in closet.
You could have a little master bathroom, as well.
I could see that a lot more.
Yeah, there's more potential in the second floor, for sure.
How much?
DREW: That's the big question.
The list price on this place is $570,000.
Okay. Yeah.
JONATHAN: You don't seem too impressed.
Well, I mean, cheaper is always better...
...when you're planning a reno.
Yeah, that doesn't leave that much for --
DAVID: Yeah, for renovation.
But it leaves enough,
because I know that I can put in all your must-haves
and keep it within what you set as a max budget.
Yeah.
I'd like to show you some houses that are a little further away.
Even if it's 10, 15 minutes from here,
you get a whole lot more house for the same price.
Let's see what else.
Okay, sounds good.
Here it is right here -- a beautiful, treelined street.
Give it a chance inside.
DAVID: Well, they obviously put all the money on the outside.
DREW: Five minutes away from that target area,
and you're getting a bigger house.
A lot of money.
Definitely at the top of your budget.
Can we go a little further, maybe 15 to 20 minutes?
DAVID: I'm good with that. I don't know about James.
JAMES: Yeah, that's a lot.
Five bedrooms. You also have an income suite in the basement.
I don't think I could ever do these stairs.
Like, this is a lot.
Are you willing to go a little further out, then?
Because I've shown you
pretty much everything in this area.
I think we'll have to.
This is the house here -- built in 1957.
I don't know about this busy street, though.
And this is far.
Well, it's a great neighborhood.
And this is a little weird down here.
That kind of looks scary.
That could put money in your pocket every month.
That's the basement suite.
DAVID: It's kind of dull.
It doesn't feel special in here.
DREW: I agree with you.
Right now, it is not giving anybody the wow factor.
That's what we're going to do to this place.
I can really picture James and David living in this house.
It's a detached side split home with 4 bedrooms, 2 bathrooms,
and a 1-bedroom basement suite, but now it's time to see
if they can picture themselves living here.
But it's weird how --
Yeah, what's up with this here? [ Chuckles ]
This goes one way, and this is another way.
We've got peel-and-stick tiles at the front.
We've got laminate made to look like bamboo here,
bamboo in different directions.
Yeah, the flooring
would definitely have to be done in here.
All right, let's continue in here.
Possibly, we'll get you a nicer lighting fixture
for the dining area.
[ Laughs ]
I love this, though. Look at this swinging door.
That's awesome. [ Chuckles ]
JAMES: Oh, this is nice.
DREW: A lot of cabinet space.
This was actually done last year, I think.
It's very recently done, and the in flooring here --
You'll see, again, it's different.
[ Chuckling ] Yeah.
JONATHAN: Oh, wow.
Oh, and there's receptacles in --
Actually, there's receptacles in every one of these cabinets.
What is that?
This is all the wiring
for these lights that they put in.
Yeah, there's a ton of lighting in here.
This is a homeowner trying to update the space.
It's a nice-looking kitchen,
but we'll just make sure it's functional and safe.
Anywhere that they've done updating,
we're going to want to really inspect.
Okay.
DREW: As well with this house,
we can go down and check out the basement suite.
It already has a kitchen in there,
so you can just rent it out as is,
or you could update it a little bit.
Actually, you can check out the bathroom down here,
Whoa.
A little bit of leopard print for you.
What is this?
They went overboard.
Look, the garbage can has been wallpapered
to match the wallpaper.
Oh, my goodness.
DREW: Somebody wanted to safari.
We're on safari.
Yeah, they spent a lot of time on this bathroom.
Wow.
Triple A's for attempt
and for theme, but...
..."D" for taste.
I don't think this is the sexy
that James and David were looking for.
Well, one thing I did notice, though --
It matches your underwear.
[ Laughs ]
That's zebra.
There is a whole lot of pink in here.
DAVID: Oh, my gosh.
Look at this bathroom.
What is this?
It needs a little work.
This -- Yeah, this is beyond work.
So, you're not into pink?
No.
...and definitely not pink and blue.
Oh, my gosh.
Thinking of both of us getting ready in the morning --
That's not going to happen.
I'm going to win that one, though.
Yeah.
...and I'll have to come pee out here.
This is the master suite -- a little bit bigger.
Mm, nice and bright.
The closet space is a little shallow.
JAMES: Shallow.
We need, like, a walk-in closet.
This is not going to work for us.
You can walk in.
Yeah, you can walk in. [ Chuckles ]
No, we need a big closet.
We could make this whole area basically one giant suite,
so we'll give a little bit more real estate to the bathroom.
You'll have this massive closet.
This will be opened up, just to add
a little bit more space to the master bedroom.
It sounds like a lot of work to me.
It is, but that's why we have a professional here.
Jonathan can do that work. He can do it efficiently.
I don't really want to do that much work.
Down here to the right,
you'll see we have two more bedrooms,
and they both have access out to the patio.
This is your backyard.
JAMES: Wow. This is nice and big.
Wow, it is big. That is a lot of grass.
All I hear is the hum of the hot tub.
Oh, the hot tub.
DREW: If you want to entertain,
you have the hot tub right there.
You also have some additional storage over on the side.
There are so many benefits with this house,
but the best thing is you're getting
all this square footage for your budget --
actually, well under your budget
because the list price is $530,000.
DAVID: Wow.
Hmm. So, can we pick this whole thing up
and move it downtown?
DREW: You could try.
I think it's important that you really have to be confident
about that decision because with the amount of work
that we would have to do on this place,
you're going to want to live here for a long time.
Yeah.
We're going to have to talk about that
Yeah.
Honestly, I say that we could turn either home
into your dream home.
DAVID: Wow! Yeah, that's amazing.
This bathroom is worthy of a diva.
Well, here we go right here.
[ Laughter ]
But I really like that.
I think it's worth it, though.
David cannot stop himself from spending.
NARRATOR: James and David have narrowed it down to two houses they like --
one in the downtown core and one in the 'burbs.
Contractor Jonathan Scott has drawn up designs for both,
and is ready to present his plans.
How you doing?
We're a little nervous.
Nervous. But excited, too.
It's a big day, and there are two great properties.
We have that dated downtown dwelling,
and then that West End wreck.
Any favorites?
I like the West End wreck, as you put it.
Yeah, but the downtown location,
it's dated, but it's more central.
Yeah.
Honestly, I say that we could turn either home
into your dream home, and you'd fall in love with them.
But why don't we take a look first
Great.
I'm gonna inject some new life into this old house.
In the living room, I'll install light bamboo floors,
and I'll completely remodel the fireplace,
giving you a relaxing lounge area in a neutral color palette.
Yeah, that's --
Wow.
Yeah.
You can do a lot of entertaining.
I'll take down the wall that separates the dining room
from the kitchen and continue the bamboo floors.
I'll put in dark custom cabinets with white quartz countertops.
And I'll put in a peninsula with extra prep space
and easy access to the dining area.
That looks really nice.
I had no idea this could happen to the house.
Honestly, when we walked in,
it did not look like this could happen.
Well, why don't we talk the numbers?
List price on this house is $570,000,
but actually, that's a little bit high.
Market value is $530,000.
I think we should go in with a target price of 520 grand.
It needs some work. Renovations?
Renovations are pretty substantial.
We're looking at around $90,000, and I can have it done
in five weeks, so that's a good thing.
Yeah, that's great.
DREW: $610,000 total.
That means you would have that place.
The best part is that that's $10,000
below your max budget of 620 grand.
Yeah, that'd be great.
I like to see this. You've come right around there, David.
Yeah, I'm actually good with that.
It's a beautiful space.
Yeah.
But we have one more property to show you.
Ooh, yeah.
JONATHAN: I'm gonna give the living room a major makeover,
adding mid-tone hardwood floors.
I'll create a feature wall with built-in shelving,
a fireplace, and a large TV.
I'll use a bold color palette for both the furnishings
and the walls.
Wow! Yeah, that's amazing.
I'm gonna completely reconfigure the top floor,
giving you a dreamy master retreat.
I'll continue the hardwood floors,
and then behind the bed, I'll build a huge, walk-in closet.
That's not all.
I'll give you a luxurious master bath with large soaker tub,
a glass-enclosed shower stall, and a double quartz vanity.
The tub is huge.
DREW: It's so slick.
This bathroom is worthy of a diva.
[ Laughs ]
Well, here we go right here.
[ Laughs ]
DREW: Why don't we talk the numbers?
The list price on this house is $530,000.
Now, that's still a little bit high.
They were listed even higher, and they've come down to that price.
Market value would be about 510 grand.
I would say we make our target $500,000.
Renovations?
Renovations, a little bit more.
We're looking at around $95,000, but I can get it done
in the exact same five-week time line.
Again, pretty quick.
JAMES: So quick.
DREW: That's a total of $595,000.
The best part is that that is 25 grand
Nice.
We're gonna give you some time to think this through.
Consider the location.
When we come back, hopefully you've made a decision.
Okay.
No one said it was gonna be easy.
So, what do you think of the dated downtown dwelling?
That's, like, right in the area where we want to be.
Well, it's not exactly where I --
I know, but it's --
Like, the West End wreck. That location for me is awesome.
Like, we could do a lot of extra things in there.
That would really convince you
that it would be the right place.
What do you mean, extra? Like, more?
Just a few little things, you know,
little tweaks here and there that I think you'd really love.
Okay, you're making me nervous.
No, just don't worry about it.
What about the size of the yard?
Yeah, I don't --
The beautiful trees.
The beautiful double garage.
That beautiful bathroom.
The huge tub, the shower, double sink.
I know, but it's so far away.
What's the decision?
We have decided --
DREW: The offer has been written up.
It's just a waiting game from now on.
JAMES: We're a little bit nervous 'cause it's under asking.
Yeah?
NARRATOR: James and David are torn between two fixer-uppers.
Contractor Jonathan Scott has presented designs for both.
Will they chose the $570,000 dated downtown dwelling
with the $90,000 reno,
or the West End wreck for $530,000
with a reno budget of $95,000?
What's the decision?
Well, -- we had a great conversation about it,
and we have decided --
We're gonna go with the West End wreck.
All right. So you changed your mind.
Why did you go over to that property, James?
David's very convincing.
Is he very convincing,
or just utterly annoying to the point where you gave in?
Yeah.
Honestly, and it's not that bad a commute
from that area for you.
I don't think it'll be that bad,
but congratulations on making a decision.
I'll let you guys talk design.
I'm gonna start prepping the paperwork.
Thank you.
The offer has been written and submitted to the sellers.
James, David, and I agreed
that the original target price of $500,000
is what we're gonna go in at.
If we get it for that price,
it would leave us a nice cushion for renovations.
I have a feeling that these sellers are just waiting
for the right people,
but I know they are motivated to sell,
and I feel that James and David
are the right buyers for this house.
I've left a clause of 72 hours to hear back from them,
so it's just a waiting game from now on.
We're a little bit nervous 'cause it's under asking.
Which -- we trust Drew,
but it still makes us a little bit nervous
'cause we asked for everything to be included --
appliances and everything.
DAVID: The barbecue, the hot tub.
I'm just worried if we got it or not.
There he is.
No -- yeah, that is him.
Okay, he looks kind of --
How you doing?
Good. Did we get it?
Yeah.
I know you really wanted all the appliances and the hot tub --
Yes.
And we wanted to get that price way down, and you got it.
$500,000.
Wow.
DREW: Congratulations.
It's amazing.
Yeah, hug each other first.
Now get in here for a group hug.
Well, the west definitely won with this deal.
I know that David is thrilled with the location,
and I'm pretty sure that James is loving it, as well.
They both got a great place at a great price.
They bought this place under list price for $500,000 --
an amazing deal.
There should be no issues with Jonathan's renovations plans.
He has $95,000 to work with.
There's a great cushion in the overall budget,
but the time line of five weeks remains the same.
We're starting off in the bathroom.
We want to strip down the tiles.
We're completely changing the footprint
of everything on the upper level.
It's gonna be an incredible master retreat
when it's all done.
I'm gonna build them a walk-in closet
and a spa-like, five-piece master bath.
And I'll give them a living room
with a feature wall and modern furnishings.
David and James have decided to weather out the reno storm
living in the basement suite throughout the project.
We have a lot of demo to accomplish today,
and I know David's done some of this before,
but James is brand new,
and I think he's a little bit scared.
How am I supposed to get in here?
Just grab it underneath.
Yeah.
All right.
Oh, look at that.
Ohh. Disgusting.
DAVID: It was a group -- group activity.
JAMES: Well, group. Group as in him and I, yeah.
As in me getting in there first, and...
Lifting everything.
I couldn't do much more, sorry.
I did have to -- I did hold the bag.
Yeah.
Yes, we did it.
I need a high five for that.
Look at him. He's amazing.
I'm actually quite shocked.
I know.
I think I should use him more around the house for doing stuff.
Yeah, I was surprised. It was actually kind of fun.
I'm breaking the wall. [ Laughs ]
I'm not doing very good.
What the --
Is that?
JONATHAN: Oh, I heard there's poltergeists in here, by the way.
[ Laughter ]
He -- he definitely pulled out all his muscle.
Whew.
You're amazing.
That looked intense.
You can give a couple more swings toward the bottom,
just over there.
The last one, open it up, and we're good.
They're doing really well.
We've got most of the bathroom stripped down.
We're moving into the bedroom, and it's drywall,
so it's gonna go a lot faster than tile.
JAMES: Going through the wall into the bedroom was,
I think, the most fun for me.
Just smashing through and then pulling it back.
Look how much light, now that you have no wall in the middle.
You've got all this flowing through.
You guys are on fire.
DAVID: I was surprised at how fast those walls came down.
JAMES: Yeah.
You know, I've been thinking about this room,
and I'm thinking -- what if we were to go into the attic space?
'Cause there's no floor above here,
and there's got to be space.
So we were just taking a break,
and David started opening his mouth,
and money started falling out.
That happens sometimes, yeah.
DAVID: Like, if we were to just kind of
like blow open the top somehow.
To take the ceiling out.
I think that would look amazing.
It would be a huge, open space.
Yeah, but how much is that gonna cost?
Yeah, nothing --
Maybe more than a little bit, maybe a few bits.
Nothing's a little bit.
I think we should go for it.
But David cannot stop himself from spending.
It's, like, 15,000, 20,000 bucks.
James is not doing so well.
JAMES: I just can't wait for this to be done.
NARRATOR: David and James purchased a diamond in the rough
to polish up into the home of their dreams,
but David is starting to dream beyond his means.
What do you think about this room going into the ceiling?
JONATHAN: You're looking at everything from the insulation
to reframing, to the new drywall and texture.
It's, like, 15,000, 20,000 bucks.
And that's -- That's not, you know, small change.
So how do you feel about that?
I was a little surprised at the cost.
I was thinking, like, maybe $5,000.
Oh, there's no way, not at all.
But I'm willing -- I think it's important.
I think it would make this room look amazing
if we were to do it.
I hear it. I can hear the ceiling.
It's saying, "Open, open me up."
"I want to be vaulted." I don't know.
I think it says, "Cha-ching, cha-ching."
I'm pretty confident there are voices in your head,
but I don't know if it's the ceiling talking.
I think I'm more okay with it than James is,
but I convinced him.
Yeah, you're more okay with spending our money.
You pay half, and I pay half.
Isn't that how we do it?
JONATHAN: Since it was David's idea to have the vaulted ceilings,
James is having no part of it.
So he's left us to do all the dirty work.
Originally, they'll have laid down this product here.
They'll have laid this down for the initial layer.
Then they put the loose-fill stuff on top of it.
And then, at some point, they blew in
a bunch more installation for three times the mess.
Wow.
I didn't expect it to be quite as full
of every kind of insulation known to man.
Hold on.
Whoa.
Whew.
Nice.
Phew. It makes a huge difference.
Yeah, that looks amazing. Yeah.
Actually, it's gonna be incredible, if we could even --
Maybe a skylight could go there.
Uh, again, that adds a little bit -- little bit extra.
It's only eight hours into the reno,
and David has already come up with two ideas --
two expensive ideas.
We won't tell James.
Yeah, it's James that I'm worried --
Just be our deal. We just won't tell him.
We will talk about it.
I'll get down from here right now,
but we've definitely done a good day's worth of work.
Awesome. Thank you.
All these beams were holding up the roof and the original ceiling.
To give them the vaulted ceilings,
we have to start from scratch, building a brand-new roof.
This is definitely going to push the time line.
Upstairs, the work on the new master retreat
is going as planned.
The main supporting wall was removed,
and this massive beam was put in,
and we did it as an in-line beam so that you can't even see it.
Once the ceiling is repaired, it'll be smooth.
It'll actually make the area flow better and look bigger.
James? James!
No.
It's so hard to find stuff down here.
DAVID: Well, right now, we are in the basement.
A little bit of a mess, as you can see.
Everything is everywhere.
Uh, James is not doing so well.
Well, the upside
is that I don't have to set my alarm clock in the morning
because the workers come in promptly at 7:00
and start hammering and banging right away.
[ Thumping, rattling ]
What in the world? Geez.
DAVID: James is -- [ Laughs ]
James is a little bit -- a little bit harder to deal with
when it comes to things not being in the right place.
Thanks.
JAMES: David doesn't think that the renovations are that bad
because he gets the luxury of going into work every day.
I just can't wait for this to be done.
All right, follow me.
Prepare yourself.
Wow.
It looks a little bit more open.
This is crazy.
So you can see where the toilet used to be, right over there.
It's floating right now. It'll be a floating toilet.
So, that's actually being cut out of there
'cause that's where your laundry's going to be.
You're going to actually wrap around and bring the ***
up right here where the new toilet location's going to be.
I'm getting excited because we're starting to move forward.
Now that the beam's in, we can start reframing,
and then David drops a bomb on me.
He has another addition.
I kind of wondered
about adding a pocket door, or an access to the closet,
right about here, from the bathroom.
So you can get from the bathroom to the closet, back and forth.
I agree. The flow would be great
'cause I love the idea of a walk-through closet.
However, they said the most important thing was storage,
and they're going to lose an entire built-in unit.
Right now, when you're walking into your closet,
you have all the storage on the sides.
We would basically be losing an entire panel of built-ins
if you wanted to have that access.
To get from the bathroom back to the closet,
I'd have to constantly walk around the bed.
And if anybody's sleeping, it could be a little --
I'm a little loud when I'm getting ready, so --
David's had a lot of ideas during this renovation so far.
I think this is one of his better ones.
I like the idea, but how much is that going to cost?
It's probably going to be about 800 bucks
to frame that all in, get the door, have it hung.
I think it's worth it, though. I think it'll be worth it
for anybody that's trying to sleep
while the other person is getting ready,
having to walk around.
Quit trying to pretend you're doing this for everybody else.
You just want it for yourself.
I'm glad you see how it really works here.
This is breaking our budget.
All these little add-ons
are really putting some stress on the budget and the time line.
[ Phone rings ]
Hello?
Hey.
Yeah, yeah, I got that.
What I do is, when I have -- When I notice something
or I have an idea, I want to react on it.
And so I'll send Jonathan an e-mail right away
or I'll give him a call.
But that could happen, like, six times within a period of an hour.
Yeah, I got your text and your e-mails -- all of the above.
How's it going?
It's pretty good. It's David.
I'd like to replace the kitchen floors.
This is kind of turning into a nightmare
'cause David thinks he's a contractor,
and the add-ons just do not stop.
You're probably going to be spending about $1,500 more than we originally budgeted.
Huh.
We can do it. How are you paying for it?
NARRATOR: It's been a roller-coaster ride for David and James,
who are living in the basement through the reno.
While contractor Jonathan Scott
can barely keep up with David's demands.
So far, the work on this five-week reno
has grown to include a vaulted ceiling,
which requires a whole new roof, skylights, and a new door.
I mean, David cannot stop himself from spending.
Every day, every chance I get when I come home from work,
I like to kind of go up and see what's happening
because I can't keep myself away.
I want to make sure
that I'm aware of everything that's going on.
And every time I go up there,
there's always something that sort of speaks to me and says,
"Okay, wouldn't you like to do this?"
I've seen a whole new side of David come the renovations.
He is always up there pushing for more,
e-mailing Jonathan about, "Can we add this?
Can we take this?
What's your plans on that?" kind of stuff,
and I work in marketing,
and we have things called "bad clients,"
and I would put David into that category.
I swear, I hear it. I just hear them calling my name.
"Change me. Do something different."
So it's kind of a --
It's exciting for me, and I really enjoy it.
One of the biggest problems we find
in living spaces that are above a garage
is, they get really stuffy and hot in the summer
and freezing cold in the winter.
And that's because the insulation isn't adequate.
So we've pulled up the flooring
where the bathroom's going to be.
We're spray foaming everything,
which is way better than batt insulation,
and now once we seal it up,
it's going to be warm and comfortable.
The vaulted ceiling has added another 15 grand and a week
to our time line,
but David doesn't seem to mind.
To him, you might say, the sky's the limit.
He's probably going to kill me, though.
Probably. [ Chuckles ]
[ Cellphone rings ]
Hey, David.
Hey, Jonathan.
James and I are here having a conversation about light.
I really want to add more windows in the living room.
Okay.
We can do it. How are you paying for it?
[ Laughs ] Well, we'll figure that out.
I think my warnings about overspending
are just falling on deaf ears with David.
I need James to help rein him in.
Let's try and keep the -- the additions in control.
I will. All right, thanks.
Bye.
He is -- He is so mad right now.
We got to watch the cost.
It's not just, like,
"Let's spend another couple thousand dollars."
Larger windows are great, but it's another cost,
and I'm just trying to keep the budget under control.
Oh, my gosh.
What is going on with the roof?
Yeah, you know what?
That just looks like something crazy is going on there.
You wanted more light and a little more headroom?
JAMES: Wow. Where did the roof go?
This is amazing!
That's much better.
Yeah, that's a huge amount of light.
I had no idea that it would look like this.
It feels huge!
Like, I can jump -- I can't even jump that high.
I was a little concerned
when David pushed to have that opened up,
'cause I couldn't really see the space,
but now I'm really happy that you did.
Check, check for me!
Yeah, it's going to be incredible.
I'm glad that I pushed and did it.
Why don't we take a look upstairs?
A couple more things I want to show you.
We've moved pretty much every wall up here
to give you a whole new configuration
for your new master retreat.
Yeah, wow.
Now I can feel.
Yeah, it's much easier when you've actually got studs up.
And you got your sliding door.
Yes, that is what I wanted!
I do like this.
I think it's the best that this area could be,
but now we need to go buy some fixtures for the bathroom.
Okay, let's do it.
DAVID: Oh, that's -- that's cool.
Are we playing, or are we actually shopping?
Do we have any that we could spray you with?
I don't know, let's go to work, guys.
[ Laughs ]
I love this. Look at this.
JAMES: I like the square. See how it's square-shaped?
You guys are square?
We're square. We're square in some places.
We can do something like this,
where we actually build a structure,
and then drop the tub in.
These tubs, a lot cheaper than those ones.
So, you know, for the same one there
that you're paying $2,200 for,
I can get it here for probably $1,200.
What about -- can we look at those?
You can look but you can't touch.
Those are awesome.
You guys didn't indicate before
that you would need nor want jets.
We didn't really think about it.
No, but what are these little guys down here?
Those are air jets, so you get bubbles.
You're probably going to be spending about $1,500 more
than we originally budgeted.
Huh.
Okay. That's a bit pricey.
That's more than we thought, yeah.
But I really like that.
I can just picture myself laying in there.
Can't you picture it?
Yeah, I can also picture you
not making your mortgage payment.
I really want -- I want those jets.
Knowing that we have some more options available,
it's hard for me to say no.
Okay, yeah, this is nice.
This isn't helping my cause to save you money, but...
James, I think I need a glass of wine.
[ Chuckles ]
Now that's it. They can't live without it.
They want both the water jets and the air jets,
and they don't seem concerned at all
about the fact that it's going to double our cost.
We're finally finishing the roof,
and the custom-fit living-room windows are going in.
Of course, David splurged for top-of-the-line windows,
as well as a gas insert for the fireplace.
So if you're keeping track,
we're now entering our sixth week
of this five-week reno.
James and I are just hoping that we're not going to have
any more last-minute add-ons.
I hope you have not done any peeping at all.
Now you can see what your skylight's gonna look like.
JAMES: There's so much light.
The extra money, very well-spent.
You can start to see where everything's being framed in.
Look where all your entertainment stuff's gonna go.
Your fireplace.
Yeah, that's great.
JONATHAN: [ Chuckling ] They can't leave soon enough for me.
There's still a million things to do,
and we're a full two weeks behind schedule.
We're racing to hook up the jetted tub,
testing the new pocket doors,
putting in the finishing touches in the shower stall,
and setting the porcelain tiles on the bathroom floor.
We're installing the trough sink,
and I think they're going to love
the quartz fireplace surround.
Even the exterior's getting a facelift.
So we're on the final stretch of this very long journey,
and as luck would have it, we encounter another problem.
We can't get the sectional through the front door.
It ends up being a huge production,
but my crew is determined to succeed one way or another.
Yeah. It does look amazing. Look at the stucco.
I don't think I can look.
Oh!
NARRATOR: It's been one add-on after another for David and James.
Contractor Jonathan Scott
tried to keep up with the daily demands.
Was it all worth it?
The brothers are about to find out.
Yeah, it does look amazing.
Look at the stucco. They did such a great job.
I was getting a little concerned with all the costs mounting,
like the skylights and the cathedral ceilings --
even the sliding door here going into the closet,
but I think it looks good and I hope they love it.
Well, if they don't like it, I'll take it,
because this closet is awesome.
I can put my shirts over here.
I could have the shoes on the -- Hey!
I'm not gonna open my eyes right away.
I don't think I can look.
They're gonna love it.
All right, I'm not looking.
I'm not looking. I'm not looking.
I'm not looking. I'm not looking.
I'm not looking.
Welcome home.
Hello. Oh, my gosh!
You're allowed to look.
I'm not looking yet.
Open your eyes. Open your eyes.
Oh! This is so amazing!
Wow!
This is -- My heart's pounding like crazy right now.
That is amazing! Look at these lights!
This is so awesome.
JAMES: Wow.
Look at this!
Oh, my gosh. Wow.
I want to give you guys big hugs right now.
That is so awesome.
I'm glad you enjoy it.
That is amazing!
It's just so perfect and so us.
Yeah. I'm just having a hard time taking it all in.
There's so much.
Everything is just -- and these chairs.
Look at these amazing chairs.
There's nothing you want to add at this point?
No. This is, like, amazing.
No. This is -- nothing -- Yeah, I can't even imagine.
I think every morning, for a long time,
we'll be waking up saying, "Wow!"
JONATHAN: The wow factor was definitely not there
before we completely transformed the room.
It did put us behind schedule,
but it was a great decision to have 16-foot cathedral ceilings.
And the bigger windows really allow for tons of light.
You got the skylight, so all that's pouring in.
And those beautiful windows at the front.
JAMES: They're awesome. Just having the height.
I'm so glad that we decided to do that.
I was nervous, 'cause I'm a little bit of a control freak
about how well everything would tie in,
but it's -- it's perfect.
It just feels so open in here now.
Everything looks so good.
Wow!
Look at this.
Yeah, this looks so beautiful.
DAVID: They nailed our design sense head on.
Like, everything about it is just so perfectly us.
Wouldn't you say?
Yeah, it's amazing.
Yeah, it's beautiful.
This is insane.
Look at the light. That looks so amazing.
You have the same beautiful flooring up here,
and I just think that the colors are so sophisticated.
I really enjoy this space.
We changed the entire layout of this level
to give you a spacious master retreat.
And the color palette's a dual tone gray and deep purple.
And moving that wall back
allowed me to give you an awesome walk-in closet,
mostly lit by the light coming in from the front window.
Oh, yeah, that looks so good.
Wow!
Whoa, look at how much room there is!
This is great!
JAMES: Oh, my gosh.
This is so great.
Do you promise to keep everything
as clean and organized as I put it?
Extra storage up top.
DAVID: This is amazing stuff. I love it!
You have a sliding door on the end
that goes into your bathroom from this side.
Holy cow!
DAVID: Oh, look at the tiles.
Oh...my...gosh.
Look at this tub!
Yeah, this is amazing!
Look at the sink!
Yes. That's your side.
That's so amazing!
So James is allowed to have this right here?
JAMES: And that's the way it's gonna be.
He's gonna drill little holes in here
so that I can't push it back.
I love this sink.
JONATHAN: I've given you a spa-like master bath
with large-scale porcelain tiles,
a glass-enclosed rain shower,
and you got your jetted tub,
complete with travertine surround.
Wow.
DAVID: Oh, that's so -- I love that.
Look at this tub!
Wow, and the skylight,
having all the natural light in here.
And these tiles are huge.
Look at the size of these tiles!
Wow, look at this. Look at this, look at this.
The sink and the shower, that's so awesome.
JAMES: Look at the tile.
Yeah, that looks -- I want to get in here
just to make sure that I can --
Look at how much room there is. Look at this seat.
When you get tired of washing your hair,
you can just sit down and relax.
Or when you get to that age, you can sit down and wash.
You can just wash your hair sitting here.
JAMES: Remember what it was like?
Yeah. Oh, I remember.
I don't want to remember.
It is phenomenal.
Yeah, I don't even know...
JONATHAN: So, top marks?
Yes. A-plus.
It turned out better than I could have ever expected.
And it's nice to finally be here.
It may have taken a bit longer,
but clearly, it was well worth the wait for James and David.
They bought this place for $500,000
and started with a reno budget of $95,000.
However, when David insisted on changing up the designs
and adding more to the project,
that budget grew to $120,000
and extended the time line to seven weeks.
I think we're gonna back out and let you enjoy this space.
You guys really deserve this.
Thank you so much.
Thank you both.
Wow. This is amazing.
Yeah, so amazing.
James got the turnkey he wanted.
David got everything in the design,
so I think they're happy.
You know what? I'll bet you 20 bucks,
whether it's 5 years from now or 10 years,
David's gonna call you back for some more add-ons.
I can handle that.
Maybe a third story.
Who knows?
