Hi. My name is Ken and I'm from rooftwins.com. We got a call from a
homeowner requesting an estimate to her Chantilly home for roof repair. She
said that it was just minor repair work that she needs done, but after I
went on the roof it was anything but minor. She actually needs major roof
repair.
As you could see here, here's her chimney flashing, her counter flashing.
It's been damaged, and her step flashing, there is none. There is no step
flashing. The shingle goes up the wall here and the counter flashing was
just overlapping it. So there is no counter flashing. As you could see
here, each and every course just curls up. So whoever did this job had no
clue to what he was doing.
So what we need to do is remove all the shingles around the entire
perimeter of the chimney, remove the counter flashing, install ice and
water shield to the roof deck, have the ice and water shield go up the
chimney wall approximately six inches high. Then install new step flashing,
re-shingle it, and install new counter flashing. That will take care of
this problem, and let me show you some of the other problems that this
homeowner in Chantilly is having.
This is her ridge vent and this is a big, big problem. When you have a
situation like this, it will cause leakage in the front of the house and it
will also cause leakage on the backside of the house. What you see here,
you can't see it on the other side. It's just that I'm not a very good
photographer, but take my word on it. It's the same thing on this side as
it is on this side.
Now, the problem that we're having is each shingle has three separate tabs.
So let's, one, two, three. This would be one shingle, and skip over here.
Here's one, two, three. Here's another shingle. So right here is where you
have a seam where two shingles join, and right underneath that seam is the
felt paper. So the felt paper is exposed over here, over here, and over
here, and it's the same on the other side.
So when you have a situation like that, it will cause leakage anywhere in
the front, and it will cause leakage anywhere in the back because this only
has one layer of shingles. It's not a double layer roof. It's only a one-
layer roof and I guarantee you all the felt paper that's in direct
alignment with the ridge vent is all deteriorated. There has to be some
damage plywood here, on the front and the back as well.
So what we need to do is add another course of shingles to this side here,
add another course of shingles to the other side, take this ridge vent off.
Once we have the shingles brought up, we have to make sure that the
shingles are cut properly so that you're not closing up the plywood because
we need that exhaust ventilation.
Once everything is done, we apply Geocel tripolymer sealant to the peak of the
roof and then embed a new ridge vent into the Geocel tripolymer sealant for
100 percent adhesion. When you're fastening the fasteners into the plywood
you want to make sure that you're going into the rafters as well, and then
seal all the fasteners with Geocel tri-polymer sealant and that will take care
of this problem. Let's go on to the next one.
When you have a problem like this and it rains hard, it's like Niagara
Falls coming into your house. I don't understand how she told me she really
doesn't have any leaks and it's only minor repair because this will cause
major problems. Plus they put nails into the flashing around the entire
perimeter and they buried the flashing. Instead of the flashing on the
front side here being exposed, they have the shingles overlapping the
flashing and that will cause serious damage to the plywood and just cause
serious leakage in front of the fan as well. Not to mention the gigantic
opening here, where the attic is completely wide-open.
So in order to correct this Chantilly roof repair, we need to remove the shingles
completely around the perimeter of the attic fan, take the old fan off,
disconnect the wiring, install new felt paper, install a new roof fan and
then re-shingle. And apply the Geocel tri-polymer sealant to the underside of
the shingles for 100 percent adhesion so we don't have to worry about the
shingles every blowing off. Let's go on to the next problem.
Excuse me, I'm just going up and down here. They have five different pipes
like this, and notice the workmanship. It doesn't look good. They have
nails going through the flashing in several different areas around the pipe
***. The collar is all cracked and this will cause leakage inside the
house as well, straight down below. Because what will happen is when you
have a hard downpour, water will actually bypass the rubber collar because
it's so loose around the pipe, and cause leakage straight down below.
Because of all the nails going into the flashing, it would cause leakage
below this vent pipe as well. So what we need to do is take this vent pipe
*** off, remove the shingles, install a new pipe ***, re-shingle
around it, and again apply the Geocel tri-polymer sealant to the underside of
the shingles for 100 percent adhesion. Once the new *** is installed, we
seal the collar with the GSL tri-polymer sealant as well to prevent leakage
from hard downpours. Let's go on to the next problem.
This is all on one house yet. Normally, we don't see this. It's normally,
you'd only see maybe two of these problems on one house. You don't see this
all on one house and the homeowner is not aware of any leakage. So what we
need to do is... That was my wife calling. I'm ignoring the call. I know
what she wants. She wants me to go shopping. So let me continue with this.
Here we have a roof fan and they're driving nails into the flashing. So
whenever you install shingles around the roof fan, you never put nails
into the flashing because that will cause leakage at this point or anywhere
directly below. So what we need to do is remove the shingles around the
entire perimeter of the roof vent, install a new roof vent, and then re-
shingle around the entire perimeter.
