Does my building qualify for a cost segregation study?
The broad scope of property types and property values that qualify for a cost segregation
study is often surprising to our clients. Here are some examples. Apartments, Office,
Industrial, Storage, Automotive, hospitality, any structure constructed, improved, remodeled
or purchased after December 31st 1986 can be considered a candidate.
Properties owned by individuals or entities paying taxes qualify. Both buildings and tenant
improvements qualify for cost segregation. Properties with a cost basis higher than $500,000
or tenant improvements valued greater than $300,000 qualify. New or existing buildings
can also qualify. Both Commercial and Residential qualify; this includes single family homes
owned as investments. If the property has been held or is expected to be held for three
years, or a 1031 exchange is planned, the property can be a candidate.
