But it is not big enough for the two of us.

So, not only is this the dining room,
it is Nancy's office.
We both work from home.
So, the problem with this space, this office space of Rhonda's
is it's literally five feet from my designated office space,
so she's on the phone on conference calls.
I have to wear ear plugs because it's just too distracting.
We want quiet.
We're now in the middle of the city,
and we definitely want a quiet place and a bigger place.

Our wish list for our house is...
Lots of light, a large kitchen.
Lots of space for a king-size bed.
Walk-in closets.
Contemporary design.
Two-car garage.
Large backyard.
We just want space.
Our budget is $650,000.
We know what we want in a home,
and we don't expect anything less.
Well, they wanted a house that was in the suburbs
with a contemporary design that didn't need a lot of work.

Upstairs, I'm giving you a master retreat
by replacing the old carpeting with new hardwood floors.
The walls will be a soft gray for a relaxing and airy feel.
I'll furnish the room with a brand-new king bed
and expand your closet space to accommodate a walk-in.

This is gonna be an awesome spa-like bathroom
complete with heated floors and a double vanity.
Downstairs, with the wall gone, you can already see
the open-concept design coming together.

What are you guys doing?
We were riding in the neighborhood.
Well, we had an ulterior motive.
We wanted to see where the renovations were.
The space just seems so much bigger and brighter already.
It doesn't even look like the same room.
Do you want to see what we're doing upstairs?
All right. Follow me.
Hey, if they want to be here, I am gonna put them to work,
and I'm gonna get them to design their master closet.
So, if you sketch out what you want to see,
I can actually build it.
The original plan that we had to blow this out
and open it all into one big walk-in closet,
it's not gonna work.
We have a point load in here,
so we can't necessarily just remove this wall.
Would've been nice to have opened it up,
but we understand the reason, so we're gonna live with it.
Some real hard news that we do have to go over
is the fact that once we pulled the carpet back
in the master bedroom, I found a lot of staining
in the subfloor underneath the window,
and it indicates that there is a leak coming from that window
or has been at some point in time.
And you can actually feel
that it does swell out a little bit.
You can see that it comes out like that,
and with all the water staining down here,
there's a good likelihood that we have a lot of mold
inside this wall and possibly some rot
because, I mean, looking at the age of the windows,
they've been leaking for a long time.
NANCY: Worst-case scenario, it's leaking,
it's the windows, new windows, new drywall.
And on the outside,
we'll have to do a lot of patching,
repair the flashing
that's either non existent or not functioning.
Right.
So... [ Chuckles ]
...we don't have the money for this.
If it's just this one window, we can probably, you know,
limit it to about a $1,500 hit.
If it's all of the windows, I don't even want to guess,
but we could be looking easily at $15,000
just for the products.
Just the material.
That is obviously gonna go into our contingency.
At this point, there isn't much more that we can do
than investigate further,
and I'm gonna see if I can get to the bottom of the problem.
In the end, we dodged an expensive bullet.
It was actually evidence of an old leak that had been fixed.
The subfloor will need to be replaced,
and we found a few damaged areas on the main floor.
I've patched the drywall under the bedroom window,
and with the bathroom completely stripped,
we can get started with the new plumbing.
I'm giving them a luxurious retreat
complete with a rain showerhead and heated floors.
You guys ready to do a little tile picking?

Today, they have to decide on the tiles for the tub surround
and a backsplash for the kitchen.
Subway's out for me. I mean, this is busy.

'cause we tend to -- we can be a little bit indecisive.

Their kitchen's big enough to go large scale,
and marble's always in style.

These are all porcelain tiles.
This is very contemporary.
Got a little bit of texture in there,
but you still have something that's bright.
NANCY: I like darker with texture.
RHONDA: That's too dark.

JONATHAN: The tiles I've chosen have arrived,
and we're installing them -- mosaic for the shower floor
and large-scale porcelain for the rest of the bathroom
to give it that fresh, clean look.
I definitely think Rhonda and Nancy will approve.
The boxes for the kitchen cabinets
have arrived today, as well.
They will be dark wood to complement the light floors,
white counters, and marble backsplash --
just the contemporary look they're going for.
Today, I get to see their design skills.
So, closets. You had homework.
Jonathan asked us to sketch a diagram out
of the closet layout that we wanted,
so we thought it would be better represented as a 3-D model.
JONATHAN: All right, ready?

One of the other big concerns
that you pointed out with the master bathroom
is the fact that you take up 90% of the cabinet storage.
And you barely get anything, right?
So, I have addressed that.
I'm gonna make sure that we have a nice big vanity.
We're gonna build a really long one
so you'll have lots of counter space.
Even if she was to take up
all the space that she took before,
you would still have an equal amount.

JONATHAN: In the master bedroom, work on Nancy and Rhonda's
new closet design is progressing.
And we're adding some elegance to the room

These two cannot stay away, and after all,
it is their first house together and they want to be hands on
with every decision I make.

We snooped, and we came across the flooring,
but when we opened the box, the samples,
there was quite a difference in tones of the wood,
and this is quite dramatic, the difference,
so I'm quite concerned.
There was two different labels on the box.
So, something's wrong.
Nancy and Rhonda don't understand
and they shouldn't be worried because the flooring comes
in several different shades to give it variation,
and it's installed randomly just to look more natural.
I appreciate their concerns,
but now I have to prove to them that I haven't made an error,
so I've set up a little test for them.
We have big decisions to make in the lowest surface,
but the largest surface of the house.
This I brought in
because this is sort of your traditional oak.
It's just it's not the warmth that I'm looking to bring.
I would much prefer to do a really light gray wash on it.
And the oak itself is one of the most durable species.
It's very, very dense,
so it stands up better to, you know,
scratches and scuffing and things like that.
Originally, the floor that we picked,
it was obviously very dark -- very dark,
so this is very different from what we were thinking.
Were you able to return all of that?
Yes.
So, right away, I'm leaning towards a darker color,
but I think this has
a little bit too much purpley colors in it for me.
I'm not really keen on the gray.
I think that's too gray.
Just too bland.
There's nothing there.
That is a no.
I'd say no, no, no.
Pick that up.
You'll notice, too,
the different light in the different rooms
makes the board look a little different.
And you may think I'm a total jerk,
but I was testing you guys,
because those boards down there that you do not like...
...are the same ones as these.

So, that's what I'm trying to prove to you,
is all I did is I took three samples
of very, very similar-color boards,
but this one here, you can see this is a darker one,
this is a little lighter.
It's supposed to look like that.
You're supposed to have variation.
I'm shocked. That's embarrassing, actually.
Yeah. That's okay.
That's not the most embarrassing thing
you've done since I've been here.

But if you are comfortable with that,
I think that this would look fantastic.
It'll change the entire landscape of that main floor.

I think wide planks are the way to go,

I know Rhonda doesn't like gray,

because I think a light gray will work best

how to work in Nancy's water filter
and where to store it to make Rhonda happy.

By keeping this fairly neutral, it emphasizes the view.

For what felt like a tiny space before, this is huge.

there are multiple drawers for each of you.
I maximized every inch of this space
to give you an equal amount of form and function,
and the glass-enclosed shower stall
lets in all that natural light,
and you've got to admit, the tiles look amazing.
There was a lot of discussion
that went into the tile selection,
but I think this is the perfect blend
of all the different types of tile.
NANCY: It's beautiful.
[ Chuckling ] Yeah.
We've been a little stressed about this room.
We didn't need to be.
RHONDA: Remember that little tiny shower stall
that was in here?
I know.
NANCY: I can't even believe it's the same bathroom.
It's a wonderful environment to start off our life together.
Yes.
[ Chuckles ]
Clearly, today proves that Nancy and Rhonda's idea
to buy a house and renovate it outside the city
was perfect for them.
It started with the right offer,
which got them the place under list price.
That meant that Jonathan could
keep his renovation budget of $100,000 intact.
Despite some early contingency fears
and some worries about their design decisions,
this project was completed on budget and on time.
I think the tears say it all. They love the design.
