welcome you. I want to talk a little bit about the idea of motivated sellers. Now a good
Realtor, and this is my opinion here, I learned the hard way on this one. When I first started
in Real Estate, I remember taking a listing from a seller who wanted to list their house
at an astronomically high amount: it was like about 3 times what it was actually worth,
and I begged and pleaded with them and I said please don’t list at this price. You know,
list it at this price: you’ll get a faster sale; you may not get any sale on this one.
Well they didn’t take my advice, but I was new, I didn’t have any listings at the time,
so I grabbed it and I listed. But needless to say, the property just stood on the market,
no activity at all. I wouldn’t get any calls because people knew, they’re were doing
the research. Other Realtors looking at the listings were doing the research, and they
saw this property was not worth it, it was way too high of a price, so who looked bad
in the end? The Realtor. So a good a Realtor will not take a listing if the seller is motivated,
so I urge you as a seller, if you’re a seller out there, please listen to your Realtor,
listen to what he has to say about the market and the area that you live in and what houses
are going for and what might be the right price to sell your home for, and if you’re
a Realtor you don’t have to take a listing if its way too high okay. Think about that
cause you’ll look bad in the end when that property doesn’t sell.
