Hello I'm Craig Woods, Broker at Royal LePage Your Community Realty Brokerage. Thanks for
tuning in. In this episode, we'll look at a mistake made in real estate, we'll have
a "Did you know?" segment and we'll finish off with Craig what do you recommend? Hot
diggy dog you would want to miss that! Some people make the mistake of waiting until
spring to sell their home. It's true that spring is the busiest time in home sales but
the fact is individuals are looking at houses to buy 365 days a year. In this graph, I've
mapped out the number of sales transactions reported on the Toronto Real Estate Board's
MLS system for 2011. Sales reached a high of almost 10,000 transactions in June that
year. The lowest number of transactions were in January and December with each of these
months still having more than 4,000 transactions. In 2012, we see a similar but slightly different
distribution. January and December had the lowest number of transactions again but April
and May had the highest with each having over 10,000 transactions. And finally, in 2013,
January has seen the lowest number of transactions so far. May has seen the highest. Of the three
years we've looked at, July 2013 has reported the highest July sales.
When is a good time to sell? It really does not matter what time of year you watch this
video. If you need to sell, now is always a good time to sell. If you have the luxury
of planning a time to sell, spring is not always the best. It really depends on how
well your home can compete against all that competition. I can help you in determining
what market conditions you are best suited for.
It's time for Did You Know? Did you know that a REALTOR in Ontario is not called an agent?
Most everyone refers to their Realtor as their real estate agent. This term "Agent" or "Agency"
comes from common law and Canada, The United States, the U.K., Australia and others are
common law countries. But in Ontario, Canada the Real Estate Business & Brokers Act & Regulations
does not use these terms. It uses the terms like "representation" and "agreement". The
agency relationship would be with the brokerage not the individual REALTOR anyway as I've
mentioned in a previous episode. You may recall the part about the contract being with the
brokerage not the individual. Still most everyone in the industry uses the term agent. So, the
Act & Regs do not call me an agent. It calls me a registrant. I don't have a license although
that's what everyone calls it. I actually have a Certificate of Registration. Well,
who really cares about these little details of the law? Let me just say this. Having a
real estate broker like myself that pays attention to the law and little details, could save
you tens of thousands of dollars on your real estate transaction! Ok. Let move onto Craig,
What Do You Recommend? I know I usually go to a restaurant but it's BBQ season. I don't
eat hot dogs everyday but when I do. I eat J.Kwinter Hot Dogs. These are their gourmet
all beef frankfurters. I like them because they are a nice size, they are juicy, and
they have a great spicy taste to them. I think you'll want to pierce them or cut them to
avoid getting juice up in your face when you bite into them. Well, This brings us to the
