is what to fix in your home before you list your home and how clean does it
need to be
de-cluttering all that stuff, staging, so here's my take:
It's gotta be spotless because it's not
that the dirt won't come off the little
things that aren't perfect they know they can fix but what the buyer assumes if
they see a dirty home
or they see something ugly or they see a
up and air conditioning vent that's got some mildew around it or some since dirt
they're going to think you didn't maintain your home and they're gonna
have to clean that
air coils in there. They don't know if the air condition system is ruined they
might think there's mold
because you've got something that's not perfect in your home
and it's not just the little things they can turn off a buyer. It happened
to me a month ago where I was looking to sell a half million dollar
home a matter of fact I did sell it I wrote the contract sight unseen for
$560,000.00 and
the parents of but not the son. The son was the buyer
So I met the son at the house and he started picking their
house apart. He was right there were little things about the house that
were not
right there were baseboards that had some
dirtiness to them there was a goofy thing around the pool area, like
or PVC pipe that shouldn't have been there there was
an A/C vent that
had some moisture because it was very high in the ceiling like 15 feet up.
And because of that the condensation made it shrink back to drywall and it created a gap
all these things create concerns and because of
six things like that I lost this buyer on the home, well fortunate for me
I sold the buyer home next door, for $800,000, more money
and I made more commission. Because I was the buyer's agent in this case which is fabulous
but the other client of mine didn't make the sale
no fault of mine, I did what I had to do I wrote the deal up and tried to
keep the buyer
I couldn't do it because the house wasn't pristine enough for this
particular buyer
but all buyers are the same; the higher you go in price the more
fastidious the buyers will be but all the same puncher house out
even punch your house out, even paint it, paint the baseboards clean, the baseboards
look at the A/C ducts make sure there's no mildew or black
anything hanging around. You can look at your outlets to make sure you have
CGFI's they're ground fault interrupters which need to be
by code, I think anywhere within six feet of water
you have to have a CGFI that's not gonna break a deal at all but you can go ahead
and look at things like that if you want
But do pay attention to those things now as far as staging a home
a vacant home staging definitely does work
you know when people go into a an empty home there's no way it compares to a staged
home.
A matter fact I don't even know on these TVs were
were fake I made an offer and we included the TV in the offer and
it was a fake TV. They had to give me, well they were nice and gave my buyer the TV
because you know, shoot I wasn't paying attention to the fake TV but
it does make a difference. So staging does work
and what else can we talk about? Staging,
vancatn home, lighting,
power and water. Some people turn off power and water not a great idea
I would leave the power and water on, but that's about it
