I'm going to chat with you today about the selling side
And what to do about selling your house
If you have a septic system
It's very common if you are not in the direct metro area
And maybe a little ways out
It doesn't mean your house will be worth less because of the septic system
There are lots of beautiful homes that are on septic systems
Because it just wasn't cost effective for the city to put the city sewer near that house
So as a seller, there is not a whole lot more to do
As long as you've been maintaining your system
And pumping your system every two to three years
A lot of cities actually send you reminder cards when it's time to pump your system
The most important thing you can do as seller
Is to have your system tested
There are licensed inspectors out there who will pump the system
And will go through the whole inspection process
They will check the tanks
The baffles
The drain filed or mound
The soil around it
And they will put a recommendation together if there are any improvements needed
It is definitely something you want to share with buyers
Letting them know that you have spent the time and money
To make sure that your system is in great shape
As long as the new buyer treats it properly
It will last for them for quite a while
Remember; don't panic in the event your inspection doesn't pass
There is always a solution. It may cost some money
It's something that will have to be done
Because there is a MN state law stating that if there is a septic system on the property
It has to pass inspection by a licensed inspector
If there are some challenges, we will work through them
Don't listen to all the horror stories out there
Because I just had a septic system built in the 70's
And it passed inspection with flying colors
The certification that your septic system is in working condition
Will just make buyers want to write an offer on your house that much quicker
