We are luxury realtors in Miami Beach, Downtown Miami, Coral Gables, Brickell and surrounding
neighborhoods and some other areas too. We have been driving lately a lot. We are working
with a lot of buyers. Anyway, today we are here to talk to you about another important
reason on why you should hire your own buyer's agent in your Miami Real Estate search.
* I would say one thing, when the property comes on our market and they are priced good,
they are gone pretty much immediately. So a lot of times when working with new buyers,
our buyers go to the internet like everybody else and they pull listings from different
websites. A lot of times these listings by the time they get syndicated to these websites
they are pretty much gone. So it is so important that you find an agent. Let me say something
really fast. When a property gets put on our website or like on a websites that are out
there, basically, there are syndicated from our original database. And these big companies,
they pay or do something that they can get these listings on their websites. So by the
time you see them and they are syndicated, it could be hours, it could be days. I don't
know how long.
* Sometimes it could actually be months, sometimes they don't take it out of their system for
Like what he is talking about is when they close or go under contract. So that market
on a lot of those websites is so outdated. Honestly it's really so frustrating for us.
* It's for everybody because it's completely the wrong picture that you really think what
it is.
Yeah, so anywase, our point is, if you are really serious about a real estate here, whether
you hire us or you hire another buyer's agent. You really really should hire someone to help
you because what we do is we go over your criteria, we put you in our database and we
send you listings as soon as they hit the market. This market is so competitive, you
have to be ready. You have to have you pre-approval letter ready, you have to have proof of cash
ready, you have to be ready to jump on any good deals if you want a good deal as soon
as possible.
* Well, I think it is very important to work with good agents like ourselves. Because sometimes
we have access to some listings that are not listed in the database. We know lot of agents,
they may be getting the listings soon before they hit the market. So do youself a favor,
don't be frustrated. Don't frustrate yourself or anybody else. Get a good deal! Of course,
