Hello my name is Michael Lauer, and I'm a Real Estate Broker
in today's challenging economic times there are a lot of people that have a
need to short sale their property. Their home may be worth less than the amount
they owe on their mortgage, and they may be experiencing other
financial problems. A short sale is an excellent way to help reduce
the debt owed on an underwater property, however it's not
always a perfect solution. Sometimes there's a remaining deficiency
from a short sale, and other possible tax implications.
That is why I want to introduce you to attorney Carolyn Secor.
Carolyn has been practicing law in the Tampa Bay area for over 11 years
her main areas of practice are bankruptcy and foreclosure
law, one of the main reasons I refer my clients to Carolyn

I agree with you, helping people is the best part of my job
as well. This economy over the last few years has unfortunately
placed a lot of stress on people and has created many hardship circumstances
beyond their control. Carolyn what have you seen?
Michael most people have been affected by the recession over the last 5 years one way or another, and may have
suffered a job loss, loss of income, loss of property value, or increased
property taxes. That is why it is so important for me to carefully
analyze their debt situtaion, my office offers a free consultation
where I meet with each potential client individually to learn about their situation
and to provide a plan of action. Depending on the clients situation and needs
the plan often times includes a short sale if there is a distressed property. It is not
always necessary to do a bankruptcy and I do not recommend this course of action
if this person has no other considerable debt besides the distressed property.
Well Carolyn, if someone is served with a foreclosure lawsuit, can you help them with that?
Michael, most often I can assist a client with a foreclosure and
it's very important that a homeowner does not endure foreclosure without representation.
Legal representation in a foreclosure case is very important
especially if the homeowner is trying to short sale a property. I also
offer a free consultation if the homeowner has been served with a foreclosure
and needs assistance with their case. Carolyn there really is a lot for a
homeowner to consider if they have a distressed property that they are considering
for a short sale, or if they've been served with a foreclosure.
