Peter Kelaher: Hi, I'm Peter Kelaher from PK Property, Sydney's largest buyers agents.
Today, I'm going to be talking to you about some of Sydney's hotspots for two bedroom
units. I think at the moment, the lower north shore of Sydney is offering some excellent
value. And what I really like about the lower north shore of Sydney, Cremorne, Neutral Bay,
Waverton, Wollstonecraft...well, Waverton, Wollstonecraft are really good because the
train's just there.
The other areas, like Cremorne and Mosman and Neutral Bay, well, you've got buses that
are running 10 minutes into the city on the transit line in the morning and afternoon,
but you've also got a situation where you've also go the ferry straight into the city,
which is only 15 minutes.
What I really like about these blue chip properties, hotspots, is that you cannot build any other
units in these areas. The land is really tight. Getting anything through council would just
be a nightmare. So you can constantly put the rents up. All the tenants are blue chip
tenants or young professionals, so these are the sort of areas that just consistently go
up five, seven percent per year.
In the bad years, they drop back five percent, but in the good years, they go up 15 percent.
I'd suggest that if you are looking for a two bedroom unit, the lower north shore is
a really good spot to buy. Also, the eastern suburbs and some areas like Bondi, Bondi Junction,
North Bondi, Clovelly, Tamarama, and Bronte, are some really good spots, but you've just
go to make sure, once again, that you're not buying into huge developments, that you're
buying into blocks of, say, 10, 20, or 30, no more, and they're three story walk up and
not high rise.
