Hi this is Steve from rooftwins.com. Today I received a phone call from a homeowner living
in South Riding, Virginia requesting a free estimate for roof repair. When I was inside
the home, I noticed a large water stain where the bump-out roof meets up against the wall.
She said to me, Steve, I just don’t know what to do, in the last year I had my roof
replaced twice and the leak keeps coming back every time during a heavy downpour or wind
driven rain, and everybody keeps telling me I need to replace my roof because it was installed
incorrectly. So she put a tarp over the bump-out roof and tucked it underneath these two windows
and during the last rain we had last night the leak came back again. So, she said to
me; Steve! I am hoping that you are going to tell me it’s not the bump-out roof and
I said. Most likely it’s not” and I have a very good idea what the source of the problem
is but as a precautionary measure, I would like to look underneath the tarp and check
the apron flashing and step flashing and make sure everything is installed correctly. So,
after my inspection, I told her everything is fine and there’s no problems with the
bump-out and what so ever. I said now take a look at the two double windows and look
underneath the gutter and tell me what you see? Well, I see a lot of dirt underneath
the gutter and I said, exactly! I told her, when it rains very heavy, not only is the
rain water overflowing of the front it’s going over the back. She asked, if that was
the case, then why don’t I see any water stains inside my home and my reply was, that’s
a very good question! It’s because the window is very well waterproofed. When rain water
water is overflowing to the back of your gutter, water is now inside your home between the
outside vinyl siding and the drywall and once the insulation becomes saturated the water
will find an opening where the bump-out roof and the wall meet, and seeps into your home
directly below. I said, this is a very simple fix and all we have to do is just clean out
your gutter and downspout and that’s it. The downspout near the elbow is also clogged
and needs to be cleaned. So, to make a long story short, the bump-out roof was never the
source of the problem.
