Miami Beach Real Estate Seller Tips Minor Repairs to Make Top Dollar
Jamey: Hi, I’m Jamey Prezzi and I’m here with my partner.
Ognjen: Hi everybody, I’m Ognjen Prezzi.
Jamey: We’re luxury realtors with Keller Williams in Miami Beach Brickell-Downtown
Miami and Coral Gables and today we’re here to give you some quick seller tips and reasoning
about why you should make those little repairs prior to listing your property.
Ognjen: The first impressions are everything, the properties that are in good condition,
they receive the best offers.
Jamey: It’s very true. There is this thing about when a seller takes pride in ownership
of their property and you can tell that they’ve taken care of that property over the years
and they’ve maintained it, when that kind of energy gets sent over to the buyer when
the buyer looks at the property. And they look at us -
Ognjen: Right.
Jamey: - because we work with a lot of buyers, too and they’ll say, “Oh my gosh, I can
tell that that seller took really great care of that property.” Usually the buyers make
a better offer -
Ognjen: Absolutely.
Jamey: - because they don’t include all of the repairs that could possibly come up
down the road that may or may not happen. So do those small repairs prior to listing
your property. It’s super important. The other thing is with the inspectors.
Ognjen: A lot of the inspectors, the buyer will bring his or her inspector and once the
inspector makes a report, he’ll put it in the report like a highest and the lowest price
for the repairs.
Jamey: Yeah.
Ognjen: And most likely the buyer will choose the highest price for the repairs.
Jamey: Often they will.
Ognjen: Yeah.
Jamey: And then they’ll use that as a point of negotiation.
Ognjen: Absolutely.
Jamey: So not that you have to do the repairs but a lot of times, buyers are going to ask
for seller credits to see if they’ll do it. Now, here’s the thing. So now if they
have already made a low offer because they assumed upon looking at the property that
the house was not in good condition and now they’re coming back to you making requests
for seller credits, you’ve already lost twice.
Ognjen: Absolutely.
Jamey: So our opinion is to make those small repairs. We’re not saying it has to be in
pristine condition but do those small necessary repairs prior to listing your property so
you get top dollar going into this.
