Water usage! The do's...
...and the don'ts when it comes to charging your tenants.
Hey, Loretta Morgan here from Jam Property and this is 'The Jam Jar' - your weekly serve
of property buying, renting and selling tips. Today's sweet tip is about:
Water usage -- should you charge your tenants for water?
Ah yes, water usage -- the great debate continues!
Consider this -- Are you charging your tenants for water usage
under your General Tenancy Agreement? Are you forwarding your water accounts to
your property manager for on-charging to your tenants?
If your investment property is separately metered then you should be!
But beware! Sometimes tenants get charged if their water
usage is in excess of a certain level. For this reason, water usage charging very often
leads to unnecessary disputes.
Since water usage is charged on multiple tiers for the varying levels of usage, this adds
another set of issues when seeking reimbursement from your tenants. On top of this, water readings
are usually completed by Unity Water after tenants have vacated the property.
So, to avoid getting yourself into hot water... ..Pardon the pun.
Look for a property management agency that has a proactive water charging process.
This should keep the disputes at bay!
