Good morning, I’m Leo Llonch and welcome to Lake Lanier House Prices for all the information,
tips, and techniques you need to get Top Dollar for your Lake Lanier Home. Shall we begin?
It’s been a few months since my last report, but I am thrilled to say we have returned
with exciting news about the Lake Lanier market. We’re also working on some new features
that will give you an even better perspective about lake home sales.
Now let’s look at the good news from the last ninety days.
At the national level, there was significant growth in home sales in the third quarter
of this year and according to the National Association of Realtors, the median price
home increased by 12.5 percent to an average of $207,300.
Interest rates have increased, which made home ownership less affordable for some, but
there were still more buyers than sellers in the market.
This ninety day chart for Lake Lanier homes shows a significant improvement in our local
market as well. From August through October of this year,
the number of homes sold compared to the same period last year increased remarkably from
52 in 2012 to 72 in 2013. The only decrease was the days on the market
to an average of 138 days, which of course is good news as Lake Homes are selling in
less time. As I stated in my earlier reports, lake home
foreclosures continue to decrease which removes that competition when you’re selling your
home. If your home didn’t sell recently, have
patience because the forecast for the Lake Lanier market is continued improvement.
In August of this year, twice as many lake homes sold compared to august of 2012. 14
homes sold last year and 31 sold in 2013. We also the average sales price rise from
398,000 to 501,000. The other good news is that the percentage
of the List Price to the Sales Price rose from 86% in August of 2012 to 90% this August.
The good news continues for September 2013. 16 homes sold in September of last year and
22 were sold this September. The percentage of the list price to sales
price increased as well from 84% to 86%. As we look at the comparisons from last October
to this year, the number of homes sold dropped by 3, but you can see that the average sales
price increased from 413,000 to 477,000 as well as the days on the market dropped from
193 days last year to 170 days this year. This report shows that the trend in our lake
home market is very encouraging, especially if you’re thinking of selling your home
within the next year. Attached to the email you received with this

And now for your Top Dollar Minute where you get specific information, tips, and techniques
on how to get top dollar for your Lake Lanier Home.
Buyers sometimes decide on a house after seeing the bathrooms and they want to be confident
that this private room is well maintained and sanitized.
Here is a 4 step process to prepare your bathrooms for potential buyers:
Clean, repair, sanitize and spruce up. Cleaning is the most intensive step and begins
with throwing out expired medication, old make-up, and useless objects.
Wipe down each shelf, drawer, cabinet, shower, and floor. Remember to clean glass doors,
mirrors, and windows with Windex or another glass cleaner.
The next step is to Repair and it begins with testing bathroom fixtures in your sinks, showers,
and bathtubs, and make sure commodes fill, drain, and flush properly.
Repair or replace leaky faucets, faulty bathroom fixtures, or commodes.
Repair or replace loose and/or broken floor or wall tiles.
The third step is to Sanitize. Remove personal items such as shampoos, conditioners;
shave cream, razors, and body sponges. A good rule of thumb for bathroom organization
is to Place only three items on the vanity area
and include potpourri, a new or clean soap dispenser and a small plant to add color.
And now for the sprucing-up stage. Remove dirty towels, bath mats and robes and
display a clean set of towels before your house is shown.
Empty all trash baskets and tuck away personal grooming items like tooth brushes, make-up,
combs and brushes, and hair dryers. Store these in a closed container in a drawer
or cabinet. Before showing your home, your bathroom should
be uncluttered, clean and sanitized and should reflect well on the beautiful house of which
