This report is covering the North Scottsdale Community of Grayhawk. The focus will be on
the current real estate market including, but not limited to how many homes for sale,
how many sales are currently pending, and what recently closed in Grayhawk June 2012.
The Grayhawk Real Estate market has significantly changed over the past 12 months with the last
6 months making a full on commitment to appreciation. This was a sight for sore eyes! So I want
to share the details. See the numbers below, that’s if you’re reading the blog, for
Grayhawk Real Estate June 2012. The combined Grayhawk Real Estate prices, for all the homes
sold, was 171 a square foot. There were 24 homes sold for the entire month. The Grayhawk
homes, which is just the single family and the patio homes that sold, we sold 13 at an
average of 177 a square foot. Grayhawk townhomes and condos sold there were 11 averaging 162
a square foot. Compare to January 2012 the combined Grayhawk Real Estate prices for all
the homes sold in Grayhawk was 151 per square foot. Holy Cow, that’s over 12% appreciation
in the past 6 months from January to June! Grayhawk Real Estate market data - active
currently 48 homes on the market, AWC and pending or under contract there’s 49. Sold
Grayhawk Real Estate in June was 24. So that means, you know, not too many homes on the
market for considering how many we are selling. The breakdown is there were 13 single family
homes sold, there were 11 townhomes and condos sold in June. Of which the total there was
only 1 foreclosure sold in Grayhawk in all of June, and six short sales sold for a combined
of 7 out of the 24 representing just under 1/3. Prices are moving up at a pace of 2%
a month and building on the momentum of the later part of last year.
Inventory for Grayhawk continues to be on a decline down over 25% since January. That
means there are two months of homes available as I just said. The question begs, where are
all those foreclosures and short sales that people were promised us were coming?
