Hi. This is Rob Golfi with ReMax Escarpment. Just want to talk a little bit
about the discount brokerages out there. There's a lot of them out there right
now. People are doing private for sales, the ComFrees and other discount
brokerages.
The one thing is that they do come out when the markets are really busy and
and and doing well,
but we find that the percentage values that they get from list to sell ratio is
a lot lower on the discount brokerages. They're not as
confident in themselves in
getting their fees and commissions
as other brokerages would be. But one example would be ... we just
listed one that was at a discount brokerage company
they had their house listed at two hundred thirty two thousand, we listed it at two hundred
thirty five thousand - we sold it in twenty four hours. They had that
listing up for sale for about four months.
It`s a good indication - it shows you what's what's going on the market place and we
got full price for that.
The other negative aspect about the discount brokerages
and private for sales is that after closing date we
find that is that the Niagara and Hamilton court systems are busy with
problems that were done on the contract. With an experienced
realtor you'll find that you won't have that problem. We make sure that
everything's done well - that the contract is secured
and you can walk away from that house and not worry about being haunted
by any
things that were mistaken on the contract that you did with your
buyer.
Be very careful. You know it's the biggest
investment of your life
so hire the right person... and like I said, you get what you pay for so don't
make that mistake.
