Hi everybody, I am Ognjen Prezzi.
We are Luxury Realtors in Miami Beach, Brickell, Downtown Miami and Coral Gables. And today,
we are here to answer, dispel, explain a very popular question. The question is, "Why
is that Miami Beach home listing is available online but when I call you it's not available
anymore?"
* This happens all the time. This is really frustrating for the buyers as well as for
us as agents. Over the weekend, a colleague called me, he had a buyer that sent him 25
properties that he found online. The agent of course went to call and make appointments
and see if it is available. Most of these properties were nder contract or they were
just not available. So of course it is so frustrating because it's a completely different
picture of what is really going on.
So let's start with explaining on how listing gets online. So if you are a seller and you
hire us to list a property for sale, we put that data in our MLS database which is all
manual. Then our MLS database has contracts or some agreements with the big companies
online that as a consumer it's marketed to you and that data gets syndicated. If you
saw there is a huge wheel of syndication, it gets syndicated to all the big companies
online. There's some small places, thenagents take listings and advertise it. So it's a
huge wheel of information online for that one listing. Like I know our data our, MLS
could syndicate to like 30 or 40 or 50 different places. By the time that data gets syndicated,
depending on how those companies manage their sites, they can get updated 24 hours later,
48 hours later, maybe a couple of weeks or maybe never at all. Maybe they are not doing
* We did found that some of the properties that were listed for almost like a year and
are not available.
So talk about some other reasons why that data can be inactive.
* You mentioned earlier that everything is entered manually. So of course if something
is entered manually, there is always a room for the mistakes and it could be a human error.
Another one that actually happens quite often is when the buyers are getting financing.
A lot of times the listing agents, they will wait until the bank sends a commitment letter
for these buyers. Even though it should be really listed as pending sale or maybe taking
a back up offer the listing agents they leave this as an active listing. And other one,
again its a human error, it can be a staff that did not put something correctly or did
not just update the status.
That is true. The way to get the information correctly, or as correctly as possible, is
to use a local Real Estate Agent who can send you listings from the original source which
is our MLS database. It's something that we pay for for our clients every year. So once
you become our buyer client, basically, what we do is we put your information into our
database. So as soon as a property hits the market, you are notified. Or as soon as it
goes under contract, you are notified.
* Also if there is any price reduction, if that happens in a property, you get notified
right away.
Immediately. We have to make sure that you are set up to be immediate, but our clients
get immediate. And why this is really important in our market today as its very very competitive
and it moves very fast. Most of our clients are making offers on properties and they are
going under contract within days. So if you are using a source that is out dated you are
not going to have any chance to buy a great deal. Anyway, if you have any more questions
