Hi phyllis here and i want to uh... update you about some things that i see
going on in the real estate market last saturday i took out a group of students
out for our little field trip

is that this is an amazing time to really upgrade goods we sell a house
that was on the market and we didn't think
he had the investor had upgraded not feeding agreeing to education completely
in the bathroom and this is not been time to skimp like upgrades
the market is so hot there so few people out there putting their properties up
you can really go to town an upgrade not beat you up grades you know over
approved for the neighborhood but everybody wants to see a really nice
kids that are really night spectrum and what has changed is the fact that you
know have to worry more about not getting appraisal costs uh... you know
less during the year before that banks are sending these
beginning appraisers and you were getting property swan at bass pro con
slickers debated appraised will let you know properties are going up quickly so
therefore you can appraisal and the interesting thing
even though it's annoying that the hedge funds are in their buying all these
properties because they're overpaying that are setting up the new standards
for the cop so they overplayed by ten or twenty percent back to new car
so therefore you can't you have to worry as much as you get out of property
pricing so make sure looks nicer there are so few properties in uh... on the
market that you're going to get a lots of over a bit so call out there and
buying properties this is the best time
